Terms and Conditions
It is important to us that you understand the terms and conditions on which we are making our agreement. Please read these terms and conditions carefully.
How these terms and conditions apply to our contract
We, the Firm of Invercauld Estate, operates Braemar Caravan Park and these terms and conditions (hereafter referred to as the “Terms”) and our price list set out the entire agreement between you and us for the supply of our services to you. Only these Terms shall apply to our contract with you.
Please check that the details in your Booking Request are complete and accurate before you commit yourself to the contract.
If you think that there is a mistake, please make sure that you ask us as soon as possible to confirm any changes in writing, as we can only accept responsibility for statements and representations made in writing.
Please ensure that you read and understand these Terms before you submit your Booking Request. You may only request a booking if you agree to these Terms. By submitting a Booking Request you are deemed to have accepted these Terms. This does not affect your statutory rights as a consumer.
We reserve the right to change these Terms at any time. Any such changes will take effect immediately when posted on the Website, or at Braemar Caravan Park (the “Site”), or otherwise brought to your attention. It is your responsibility to read the Terms each time you submit a Booking Request and any such request shall signify that you have accepted to be bound by the latest set of Terms. A copy of the latest set of Terms is available on the Website and upon request.
As part of the Terms, there are specific General Rules (see below with Site Information) that apply on the Site and which you agree to be bound by and to follow. Please contact the Site manager or the Site warden on duty at Braemar Caravan Park, in advance of your arrival if you require further information regarding these General Rules.
Making a Booking
You can book online, via the Website or by telephone. Please have details of all party members when making a booking. Please check your booking confirmation as we cannot be held responsible for errors in information provided at the time of booking.
Bookings are not transferable to another party.
When making a booking you agree that you or at least one member of your party is eighteen years or over, you have the authority of all persons in your party to book on their behalf, you accept these Terms and you agree to be responsible for any loss or damage caused by any member of your party or pet accompanying you.
Bookings are subject to availability. Stag, hen or similar parties are NOT welcome at the Site. For group bookings you must contact the Site manager.
A non-refundable deposit of £25 per pitch is required at the time of booking for Touring and camping pitches. For Pod bookings, If you are booking a single night, deposit will be the total cost of your stay, if you are booking multiple nights, the deposit will equate to the cost of one night of your booking duration.
Refusal to pay the deposit will lead to the booking being cancelled.
If you need to reschedule an existing booking, it will be subject to availability and your stay must be rescheduled to take place before the end of the summer season of the season in which you booked.
The Firm of Invercauld Estate reserves the right to refuse any booking or to terminate any booking and ask any persons to leave the Park at any time if we believe this is necessary for the safety or comfort of other visitors or of staff. If it is necessary for us to cancel your booking we will have no further liability to you. We strongly recommend taking out Travel Insurance.
Prices include VAT at the current prevailing rate.
The prices are per pitch plus a rate per person. Adults and children (aged 5-16 years old) can be added to your booking up to a maximum of six people on one pitch. Children under five years old are free of charge, however they do count as part of the party for all other purposes.
It is essential, for security and health and safety, that visitors report to reception on arrival. Entry to the site and parking onsite will be at the site manager’s discretion. Visitors are required to leave the site by 11.00pm.
Payment for bookings can be made by Cash, Credit or Debit Card.
For Touring and camping pitches, a Deposit of £25 will be made at the time of booking and the Balance to be paid on arrival or before your stay commences. If the cost of your booking Is less than £25 then full payment will be required.
Pitch allocation –An undefined pitch to station your Unit on will be allocated at the time of booking. Specific pitches can be requested but cannot be guaranteed. The Firm of Invercauld Estate reserves the right to alter your pitch at any time.
Space for one single attached awning is included in the pitch price. One car (or motorbike) may accompany all units on the pitch. Additional cars (or motorbikes) will be charged for but may not be parked directly on the pitch. For avoidance of doubt, "one single attached awning" does not include gazebos or free standing tents.
Electricity When you are not on site with your caravan or motorhome, electric appliances, with the exception of refrigeration units, must be turned off.
Please use Low wattage appliances in your caravan to avoid tripping the electric supply.
No additional electric heaters are permitted in awnings or caravans. Halogen heaters are not permitted on site. Failure to comply will result in your electric cable being disconnected by the site wardens. The Firm of Invercauld Estate will not be held responsible for any refrigerated perishable items that are lost if your electricity supply is disconnected.
You must not interfere with or misuse any of the electric circuits or equipment on the Site.
No commercial vehicles are permitted on the Site. For avoidance of doubt, vehicles carrying an advertising decal that implies the vehicle is used for commercial purposes is included in the definition of commercial.
Owners of Electric Vehicles who wish to connect to Braemar Caravan Park electricity supply, for the sole purpose of recharging their vehicles, are subject to a charge to enable Invercauld Estate to recover their costs and customers must also seek authorisation from caravan park management prior to connection.
Sleeping in cars or vans is not permitted unless the vehicle has been converted accordingly to meet the requirements of a 'Motor Caravan' by the DVLA: with side windows and a specially designed internal sleeping area. A tent attachment for clothes changing purposes must be erected whenever a car/van is being used for sleeping purposes. Any windows in such units should have adequate curtains or blinds to ensure privacy. If you are in any doubt whether your vehicle will be allowed on the Site, please contact us well in advance of your arrival with photos of your vehicle for approval.
The maximum time you are allowed to stay on Site is 21 nights for any one visit. If you stay 21 consecutively, you must then leave the Site for at least 3 days before a return visit. If you disregard this condition we may terminate the booking.
If you leave site early for any reason the Firm of Invercauld Estate will not issue any refund for any unused period already paid for.
Cancellation within 7 days of the start of your booking: You will forfeit all money paid.
Cancellation more than 7 days prior to the start of your booking you will receive a refund less the £25 non refundable deposit.
If you want to amend your booking, you must notify the park as soon as possible. Subject to availability, amendments to your booking can be made up to three days before your arrival at the Site. Amendments to bookings are subject to availability, and If you need to reschedule an existing booking, your stay must be rescheduled to take place before the end of the summer season of the season in which you booked.
Arrival and Departure of touring and camping pitches
Arrival time is from 1pm. Late arrivals between 6pm and 8pm are by arrangement only and you will be required to contact the Site office before booking to ensure a member of staff is available to welcome you. No arrivals are permitted after 8pm.
Pitches must be vacated by 12noon on the day of departure unless otherwise agreed with the Site manager. Failure to vacate your pitch by 12noon without prior agreement will result in the charge of an additional nights stay.
Management and Behaviour on the Site
Our Site manager is fully empowered in all aspects of Site operation and dealing with matters of policy at their sole discretion when the need arises. In placing a Booking Request you agree that you and your party will at all times comply with the requests of the Site manager.
As the person booking the holiday, you are responsible for the behaviour of all members of the party whilst on the Site.
Any wilful damage to the Site will result in you being asked to immediately leave the Site. If you are asked to leave under these circumstances, no monies will be refunded.
Our customers visit our Site to enjoy the peaceful surroundings and park facilities. If anyone does not respect this, the Site managers and their team reserve the right to refuse them admission or ask them to leave the Site at any time. If you are asked to leave under these circumstances, no monies will be refunded.
Children must be under the supervision of a parent or guardian at all times. All children under the age of 12 years must be accompanied by an adult when using the toilets and shower blocks.
Musical instruments, radios, televisions, record players and similar appliances should be used considerately during the day, but not at all after 10pm. Between the hours of 10pm and 8am, quiet time must be observed.
Any games, particularly ball games, which might annoy or inconvenience others are prohibited out with the designated play area located near the Site entrance.
Barbecues are allowed on the Site providing they are raised off the ground. Lit barbecues must be extinguished by 10pm or when they are no longer required, whichever comes first. Disposable barbecues are not permitted on the grass, and should be raised off the ground, ask the site warden for some bricks if needed. Barbecues must never be left unattended.
No structures can be tied or secured to trees or vegetation. Any structures that are or are judged to be causing damage to the Site will be taken down or removed. The Site team reserve the right to do so without prior consent and wholly at the discretion of the Site’s staff.
Water hoses are not permitted to be used on park connected to any park water taps for the purpose of washing cars or caravans however the use of a bucket of soapy water and a sponge would be
Dogs are welcome on the Site on condition that they are not left unattended and are kept on a lead at all times. Only designated dog exercise areas should be used for walking and fouling in any area must be cleared up immediately. Dog bins are provided and bags are available from Reception. No dangerous breeds or apparently aggressive dogs are permitted on the Site at any time. The dog is the responsibility of its owner at all times and the owner of the dog is expressly liable for any damage or harm caused by it.
A maximum of three dogs per pitch are permitted on the Site. If there is an incident involving your dog please note that you may be asked to leave the Site immediately.
No smoking is permitted in communal areas, or in buildings or facilities on the Site.
Reporting an issue
We aim to help ensure all our guests have a comfortable and enjoyable stay. If you have any concerns about your holiday whilst staying with us, please tell a member of our staff immediately. We will respond as soon as possible. We will not be responsible for any matter which you know about during your stay but did not inform us about during your stay.
We want you to have an enjoyable holiday. Should you have cause for complaint, please contact our Site manager immediately who will try to resolve your complaint and advise you of our complaints procedure. We ask you to note that if you do not give us the opportunity to resolve the problem by reporting it whilst on the Site, we may not be able to deal with any complaint on your return and your rights to claim may have been reduced or forfeited.
If, at the end of your stay with us, you feel we have not dealt with your complaint satisfactorily, the main booker should submit a written complaint within 28 days of your leaving the Site to: The Firm of Invercauld Estate, Braemar Caravan Park, Glenshee Road, Braemar, Aberdeenshire AB35 5YQ.
While every effort will be made by the Firm of Invercauld Estate to fulfil the contract, except where stated in these Terms, our liability to you and those accompanying you on the Site, including animals, if any, is strictly limited to direct loss up to the amount paid by you on booking, but this does not apply to our liability for (a) death or personal injury caused by our negligence, (b) fraud or fraudulent misrepresentation on our part or (c) anything else for which liability may not, at law, be excluded. We shall not be liable to you at all for any indirect or consequential loss, whether caused by negligence, breach of contract or otherwise. We are not liable to you for any noise or disturbance from neighbours or other activities outside the Site (including any agricultural noise or smell or any noise associated with the management or use of Invercauld Estate including the Site. for any changes, cancellations, effect on your holiday, loss or damage suffered by you or for any failure by us to properly perform any of our obligations to you which is due to any event or circumstance beyond our reasonable control, e.g. fire, flood, exceptional weather, epidemics, and all similar situations. You indemnify the Firm of Invercauld Estate, its employees and contractors against any claim made against them as a result of your action or inaction.
The Firm of Invercauld Estate will not accept responsibility for any loss or damage to the property of any guest, including personal belongings, cash, jewellery, tents, caravans and motor vehicles, however caused, occurring whilst on the Site.
The Firm of Invercauld Estate does not accept responsibility for anything that adversely affects your holiday that is outside of our control. These circumstances are known as ‘Force Majeure’ events, and are circumstances that even with due care could not have been foreseen or avoided. Such circumstances include natural disaster, fire, adverse weather conditions, and all other similar events outside of our control. The Firm of Invercauld Estate will endeavour to manage any problems caused as a result of a Force Majeure event but shall be under no obligation to do so and shall not be liable to you for any losses caused by a Force Majeure event.
The Firm of Invercauld Estate cannot be held responsible for the failure of water, drainage or other mains services beyond our immediate control. We will not be liable for any loss or damage occasioned to any vehicle or belongings, nor for any injury whatsoever to any person whilst on the park, unless caused directly by the negligence of an employee. You are wholly liable for any repairs, cleaning or replacements required to any of our property damaged during your stay. Any such damage must be reported (and paid for) at Reception. We reserve the right to make a charge to any credit or debit card used for booking to undertake any necessary repair, replacement or additional cleaning required as a result of your booking.
The following terms and conditions are deemed to form part of the Terms for any booking of a Camping Pod (or ‘Fog Pod’) and where these terms and conditions conflict with any other part of the Terms, these terms and conditions shall take precedence. Reference to ‘Camping Pod’ refers to one, or more than one, Camping Pod if a booking is made for more than one.
Arrival and Departure Times
It is requested that you arrive at the site between the times of 3pm and no later than 8pm. You must vacate the property by 10am on the day of departure and keys must be returned to the Site Reception.
Failure to depart on time affects the housekeeping schedule for incoming guests and will incur a late departure charge.
Specific Camping Pods can be requested but this is subject to availability and we reserve the right to reallocate Pods before arrival.
A £10 key deposit is required in cash on arrival. This £10 will be returned on departure when the key is handed back in, during reception opening hours only.
Dogs are permitted in some of our Camping Pods by prior arrangement at the time of booking. Dogs are charged at £5 per dog, and a Maximum of 3 dogs is permitted.
Please ensure you clean up after your dog, and your dog must be kept on a lead at all times when on site.
Facilities and Equipment
Camping pods have basic furniture and mattresses, but do not include linen or pillows. It is recommended to bring a sleeping bag. Sleeping bags can be purchased from the on site shop.
Guests can use the facilities on Site including the toilet and shower blocks and laundry.
Naked flames, including candles, the use of camping stoves and barbecues, are not permitted inside the Camping Pod.
Occupancy of Camping Pods
Occupancy is for holiday stays only of no more than 3 weeks. A Camping Pod may be used to sleep a maximum of 4 persons. Unsupervised young groups (i.e. where all occupants are under 18 years old) are not permitted. The number of people staying in the Camping Pod must not exceed the number booked. The Camping Pod must not be occupied by anyone who has previously been rejected by Braemar Caravan Park and may only be occupied by the group approved by us on checking in.
Smoking is not permitted within any Pod. Non-compliance will result in a deep cleaning housekeeping charge of £50 being applied at the Site manager’s sole discretion
Care of Camping Pods
You will ensure all reasonable and proper care is taken of the Camping Pod and its contents. On departure, the team will inspect the pod. Any damages will be assessed and costs of repair will be charged to the lead guest who booked the pod.
You accept the Camping Pod and its contents are in a good condition and clean when you begin your period of occupation and you agree to leave the Camping Pod and its contents in a truly clean, neat and tidy state at the end of your period of occupation. After your departure or at any time prior, if the Camping Pod or any of the contents are found to have been damaged as a result of your stay and require repair or replacement, or are in need of a deep clean over and above our normal housekeeping service, you agree to pay our costs of doing this. Outdoor footwear must be cleaned before entering any Camping Pod.
Right of entry
We reserve the right to enter any Camping Pod at any reasonable time. We reserve the right to enter any Camping Pod at any time for the purpose of inspection or to carry out necessary repairs or maintenance, but will try to do so when convenient to the occupier except in the case of emergency or in the event of a breach of any of the Terms.
Braemar Caravan Park: Site Information and General Rules
RECEPTION & SHOP - Opening Times: Summer 9am – 6pm, winter 9am – 4pm. All guests and visitors must report to Reception before going on to the Site.
MAIN GATES are Closed overnight, but not locked. During this period, when entering or leaving the Site, the gates must be closed behind you.
ARRIVAL AND DEPARTURE TIME - Please arrive after 1pm. Pitches must be vacated by 12noon and departure from pods is by 10am. Failure to vacate your pitch after departure time without prior arrangement will incur a charge of an additional day’s stay.
Arrivals should be between 1pm and 6pm. Late arrivals up to 8pm are by prior arrangement only.
PITCHES – You must only use the pitch allocated to you. Please do not move to another pitch as most of our pitches are pre booked. If you wish to change pitches, please come to Reception where we will try to allocate you to an alternative pitch if this is reasonably practicable. You must ensure your van, awning and car are on the hard standing and not on the grass. Only one car is permitted per pitch.
ELECTRIC HOOK-UP– You must disconnect your electric appliances when you are not on the Site. Electricity is supplied at 16AMPs. Please use low wattage appliances as using domestic appliances and/or overloading the supply can trip the electrics to more than one pitch.
No awning heaters or Halogen heaters are permitted on site.
EASY ACCESS WASHROOM - There is an easy access washroom and toilet facility, located in the central facilities block for which a key is available from Reception.
CHEMICAL TOILET WASTE AND WASTE WATER DISPOSAL- Please use Blue or Green chemical toilet fluid to help break down toilet waste and reduce odour. Chemical toilet waste must be emptied in the designated disposal points on the site. Do not put items other than toilet waste in the chemical disposal points. Sanitary products, baby wipes and cleaning wipes should be disposed of in the appropriate sanitary or waste bins provided on site. Not doing so could cause damage to the sewage pumping system on the Site.
Please use a wastewater collecting receptacle and dispose of wastewater at the designated water disposal points. Please do not allow wastewater to drain onto the ground.
CHILDREN - Parents/guardians are responsible for the behaviour and safety of children in their charge at all times.
DOGS - are most welcome on site. All dogs must be kept on a short lead whilst on the Site. Dog owners MUST clean up any fouling. No dogs to be left on their own. Please exercise your dogs in the dog walk area (see map) or out with the Site.
BARBECUES AND FIRES - Please do not use BBQ’s on the Grass, use the hard standing gravel and raise the BBQ off the ground. No fire pits or bonfires are permitted on site. No fireworks are permitted on site.
RECYCLE BINS for Cans, Plastic Bottles, Paper, Cardboard, and Glass are situated around the Site. Please help us to do our bit for the environment and recycle as much of your waste as possible.
LAUNDRY - The Laundry is located in the facilities block behind Reception. The machine costs £4 per wash. The dryer is £1 for 20 minutes. There is a drying room to hang clothes in and a boot drying room. No washing lines are permitted on the Site.
VEHICLES - There is a 5 MPH speed limit on the Site at all times and a one way system in operation. It is vital that these restrictions are adhered to at all times. If you wish to use your vehicle between 10pm – 8am please park it in the car park in front of reception to avoid disturbing our guests.
BALL GAMES- Ball games are prohibited on the caravan park unless specifically authorised by a manager/ asst warden on duty who would specify a location and time when ball games could be undertaken. (this consent can be revoked at any time and at the staff's discretion).
IN AN EMERGENCY - If there is an emergency and you need to call 999 for the Police, Ambulance or Fire Brigade, please contact a member of staff. A payphone is located in the Information Room from which 999 calls are free. If you have a medical emergency and Reception is closed, please call 07464368141 to inform a member of staff. Staff are first Aid trained and we have a defibrillator on the Site.
FIRE ASSEMBLY POINT - In the event of a fire or other such emergency, assemble in the parking area in front of reception. If you see a fire please inform a member of staff immediately. Please do not put yourself or others in danger; please do not re-enter any unit and go straight to the assembly point.

To ensure that Braemar Caravan Park was able to re-open safely in light of the Covid-19 pandemic, we have put in place a rigorous programme of measures for the safety of our customers, staff and the local community.
All of these measures are in full compliance with Scottish Government Legislation and have been based upon caravan park industry guidance to enable the Site to operate within a safe environment.
If you have any questions or concerns at any time, please contact a member of staff.
No-one from a household where anyone has a Covid-19 symptom is permitted on the Site at any time.
All those coming to the Site must bring sufficient soap, toilet roll, disinfectant and sanitiser for their stay.
Only one individual from each arrival is to come to check in at the office; all other members of the party should remain in their vehicle.
Social distancing and all other current Scottish Government guidance relating to coronavirus must be observed at all times on the Site. Markers have been placed on the ground in certain locations to help you with social distancing. Remember if you are coming from outwith Scotland that some of the rules and guidance in Scotland may be different to what you are used to.
You must provide the names and contact details of all members of your party upon arrival. You agree to our holding this data for Track and Trace reasons.
During office hours, our staff will try to open the barrier remotely from reception office to reduce customers’ contact with the keypad. There is a hand sanitiser mounted below the keypad which must be used before and after touching the keypad when reception is closed or otherwise unable to open the barrier for you.
Additional signage has been installed around the Site which must be observed at all times. At key touchpoints hand sanitisers have been mounted for your use. Please check the label the lable before use. Hands must be washed or sanitised with an appropriate sanitiser before and after touching any communal surfaces in the Site including handles and gates.
If you or a member of your party test positive or suffer any coronavirus symptom whilst on Site, you must let us know immediately, ideally by telephone. You and your party must leave the Site immediately and we shall refund you what you have already paid us for the unused balance of your stay. If you or a member of your party are suffering from Coronavirus so severely that you are unable to leave the Site, we shall discuss with you an appropriate way forward.
If you or a member of your party test positive or suffer any coronavirus symptom within 14 days of leaving the Site, you must let us know immediately and follow current government guidance.
There is a one way (anticlockwise) system in place around the main office/toilet block which must be followed at all times.
To assist with social distancing, all those on the Site must walk on the left hand side of access roads.
Only one person at a time from each party is permitted to come to the office/shop.
To maintain customer safety and social distancing, during the covid-19 pandemic, it is necessary to restrict toilet and showers to customers without onboard facilities i.e tents, pods and small campervans. All other customers must use their onboard facilities.
The main office/toilet block has a one way system with designated ENTRY ONLY and EXIT ONLY doors. One way markings are displayed in this the building to assist you. These must be observed at all times. If any individual feels that they are not able to maintain 2 metres’ social distancing at any time, they must remove themselves from the situation.
You are not permitted to invite day visitors to the Site.
Children must be supervised at all times. They, and supervising adult(s) with them, must wash their hands or use hand sanitiser immediately before and after using the play equipment.
No accommodation equipment (eg caravans, motorhomes, awnings and tents) is permitted within 6 metres of accommodation equipment belonging to another party.
To minimise the risk of coronavirus transmission, please avoid face to face contact between customers and staff as much as reasonably possible.
If possible, please pay any balance due for your stay by telephone or online prior to your arrival.
The busiest arrival time is normally between 1pm and 2pm (other than fog pods when the arrival time is from 3pm). Please come a little later, but prior to 8pm, if you can so we can try to spread out the arrival times of customers.
If you are staying on the Site in a vehicle with its own facilities, you must use these throughout your stay to reduce exposure to public, enclosed spaces.
Our relationship with members of the local community is very important to us. Some are understandably apprehensive about the potential impact of returning visitors. They will need reassurance demonstrated by your thoughtfulness. Please observe social distancing and other coronavirus guidance when outside the Site in the local community. Thank you.
Please ask staff if you have any questions or concerns. It is very important to us that you have an enjoyable and safe visit. Please communicate with staff by phone or e-mail where possible to minimise face to face contact.
The toilets and showers within the small amenities block are not currently in use. There is one fresh water tap operational which is at the rear of the small amenities block. Grey water can be disposed of at disposal points around the Site and the main motorhome disposal drain in the road way at the back of the small amenities block. The only chemical waste disposal point for the Site currently is at the dedicated facility in the small amenities block. The 2 middle urinals in the main toilet block gents are out of use due to social distancing. The information room is a confined space and is therefore locked and not in use.
The disabled toilet in the small block will be unlocked for use when the main toilet block is closed for cleaning between 1pm and 3pm each day.
The only waste/ recycling area is behind the small amenities block. This is to ensure proximity for regular sanitising of bin lids.
FOG POD customers, on departure, please leave windows on the latch (unless it is extreme wet weather) and confirm to us (electronically if possible) that you are leaving then drop your key in the key box outside reception. Keys will then be sanitised and handed to the next guest in a sealed bag on their checking in.
Cleaning/ sanitation checks, schedules and pod cleans will take longer than normal and will be carried out in a thorough manner. Please bear with us in our undertaking this extra work which is for your safety.
Site Staff have the right to ask anyone breaking any of the above Covid-19 safety measures to leave the Site immediately. We cannot allow anyone to jeopardise the safety of other visitors to the Site, staff or the local community.

Other Important Information
The information taken at the time of booking is required to be collected for the purposes of processing your reservation at Braemar Caravan Park. We may process your data to keep you informed of our activities and to keep you updated with news, offers and other information that may be of interest to you. If you do not want us to use your information for the marketing purposes described in this paragraph, please let us know. We may also disclose your data to GemaPark who may contact you, inviting you to complete a questionnaire and review regarding your stay at our park.
These Terms and any non-contractual obligations relating to these Terms shall be governed by and interpreted in accordance with Scots law. You and we both agree to the exclusive jurisdiction of the Scottish courts. This contract shall be concluded in the English language.
